What Schaumburg does to a roof
Three things wear roofs out here faster than the shingle warranty suggests.
The first is winter. Schaumburg averages around 37 inches of snow, and it does not fall once and melt. It sits, thaws in a January warm spell, refreezes at the eave overnight and builds an ice dam. Water backs up under the shingles and shows up as a stain on the ceiling above a north-facing bedroom. On the 1960s and 70s ranches and split-levels in Weathersfield, Timbercrest and Lexington Fields — low slopes, shallow attics, thin insulation — ice dams are the most common winter call we get.
The second is spring. Northern Illinois gets hail and straight-line wind from April through June, and the roofs along Roselle Road and Schaumburg Road take it on shingles that were already 20 years old. Hail bruises the mat; wind lifts tabs and breaks the seal. Both start leaks months later, when everyone has forgotten the storm.
The third is age and layers. A lot of houses in Schaumburg, Hoffman Estates and Streamwood are on a second or third roof, and at least one of those was nailed over the one before it. Two layers is the legal limit, and a roof on top of another roof holds heat, hides rotten decking and fails early. When we quote a replacement, we tell you how many layers are up there and what the tear-off will cost, because that is where surprise invoices come from.

The Illinois license rule
Illinois is one of the stricter states for roofers. Every roofing contractor has to hold a state license from the Department of Financial and Professional Regulation, and the license number has to be printed on the contract, the estimate and any advertising. Ours is on every piece of paper we hand you; ask any roofer for theirs and check it on the IDFPR website before you sign. A crew that cannot produce a 104-series number is not allowed to roof your house in this state, whatever the truck says.
When to call
Water on the ceiling, shingles in the yard, a sagging line along the ridge, an ice dam with icicles the size of a forearm, or a roof that is simply old and you want to know how long it has left. How much does roof repair cost in Schaumburg?

Do you fix ice dam damage?
Yes. We steam dams off when water is actively coming in, then repair the shingles and any decking that rotted under them. The real fix is at the eave and in the attic: ice-and-water shield six feet up from the edge, air sealing, insulation and ventilation so the roof stays cold. We quote both parts.
Are you licensed in Illinois?
Yes. Illinois requires every roofing contractor to hold a state license and to print the number on contracts, bids and ads. Ours is on every estimate. Look it up on the IDFPR license search before you sign anything, and do the same with any other roofer you talk to.
Do you handle insurance claims?
We inspect, photograph and write up storm damage in the format adjusters expect, and we meet the adjuster on the roof if you want. We do not file the claim for you or promise to cover your deductible — Illinois law bars contractors from doing that, and anyone who offers is telling you something.
Can you roof the flat part of my split-level?
Yes, and it is usually the part that leaks. The low-slope section over the garage or family room on a Schaumburg split-level needs a membrane — EPDM, TPO or modified bitumen — not shingles. We do both halves of the house on the same job so the transition is flashed once, properly.
